Palm Jumeirah Villas. Garden or Signature?

Garden Home or Signature Villa? How to Choose a Villa on Palm Jumeirah

Most villas on the fronds of Palm Jumeirah belong to one of two types: Garden Homes and Signature Villas. Both come with a private beach and a view across the water, but they differ in size, position and price. Here is a plain guide to the difference, based on Dubai Land Department (DLD) registered sales over the 12 months to September 2026.

Garden Homes: the classic frond villa

Garden Homes are the most common villas on the fronds. They have 4 to 6 bedrooms on plots of about 6,500 to 7,800 sq ft, with roughly 5,000 to 8,000 sq ft of living space inside. Over the past year they sold for about AED 22 million in original condition up to about AED 67.5 million fully rebuilt, with the middle of the market at about AED 35 million.

That wide range is the key to buying well. Two Garden Homes of the same size can differ by AED 10 million or more, depending on where the villa sits on the frond, which way it faces, how wide the plot is and how recently it was renovated.

Signature Villas: the frond tips

Signature Villas sit at the tips of the fronds, on the widest plots with the longest private beaches. They have 5 to 7 bedrooms on plots of about 13,500 to 18,900 sq ft, roughly twice the size of a Garden Home plot. They sold for about AED 49 million to AED 145 million over the year, at a median of about AED 84 million. There are far fewer of them, and owners tend to hold them for many years.

How the two have grown

When the first owners moved in at the end of 2006, a Garden Home was registered at AED 2.6 million and a Signature Villa at AED 4.65 million. Today a typical Garden Home sells for about AED 40 million and a Signature Villa on an original plot for close to AED 70 million. That long record is one reason the island remains Dubai's most watched villa address.

Which one suits you?

  • Choose a Garden Home if you want frond living with a family sized plot, a wider choice of homes, and the option to buy in original condition and renovate to your own taste.

  • Choose a Signature Villa if plot size, beach frontage and privacy come first, and you are buying for the long term.

On top of the price, budget about 6 to 8% for one off costs, led by the 4% DLD transfer fee.

Sales data shows the price range, but each villa is priced on its own position and condition. EQT Real Estate, a licensed boutique agency focused on Palm Jumeirah and Palm Jebel Ali, publishes up to date price ranges for both villa types in its guide to Palm Jumeirah villas for sale.
